URBANISM MODŘANY

Prague 12 - Modřany

‘Modransky cukrovar’ is the name of an urban complex that contains ELCA AND EMCA RESIDENTIAL VILLAS, RARACH AND HUBNERKY A & B RESIDENTIAL BUILDINGS and REZIDENCE MODRANKA.

This is an area of the former Modrany sugar factory. The Modrany sugar factory, founded in 1861, connected Modrany and Prague by rail and even a sugar loaf was added to the Modrany town emblem. The former village, known for its wine vineyards and fishing, had become an industrial centre. New engineering companies, sawmills, brickyards and factories had sprung up here. Modrany is also famous for its Orion chocolate factory. Although today there is no sugar factory or Orion chocolate factory, they have left significant marks on the face of the village. The increase in industrial production and population has caused Modrany to become part of the Greater Prague area since 1968. Since 1994, Modrany has been forming Prague 12 together with the neighbourhoods of Kamyk, Cholupice, Tocna and Komorany.

LOXIA seized the opportunity and inscribed a new face on the entire district, respecting the former Modrany sugar factory. This area, bordered by the Vltava River and the development of the Cechova quarter, also called ‘Modrany Jih’ was an excluded locality before LOXIA’s intervention in 2008. There was only greenery with overgrown wild bushes, garbage and a place where you could meet people on the fringes of society. The aim of this urban project was also to create the missing access to the Vltava River through the newly created apartment buildings, using a pedestrian pathway running through the whole area from east to west. This pathway was followed by residential green areas and parks inside the courtyards of the apartment buildings.
